If you’ve been thinking about adding extra space at home, this garden room is the perfect way to do it. Whether it’s for working, training, creating or just getting a bit of peace, this build gives you a proper, comfortable room that feels like part of your home.

Built with a timber-framed structural shell, the room is wrapped in OSB3 sheathing and a breathable house wrap to keep it solid, dry and long-lasting. For added moisture management, we include condensation control vents as standard.

The roof is finished with a single-piece EPDM membrane and matching trims for a clean, modern, durable finish. The exterior is completed in timber cladding, giving the building a natural, high-end look that suits any garden.

At the front, PVC double-glazed French doors bring in plenty of natural light and make the space feel warm and inviting.

Inside, the building is fully insulated – walls, ceiling and floor – with a proper vapour control layer for comfort all year round. It’s lined with plasterboard and fully plastered, ready for decorating.

The electrical package includes:

The floor is finished with a one-piece vinyl surface for a clean, easy-maintained look. All internal facings and skirtings are fitted, with white emulsion on the walls and ceiling and a white matt finish on the interior trims for a crisp modern interior.

We also apply an exterior wood treatment to protect the cladding from the Scottish weather.

Everything is delivered and installed, and the build comes with a 4-year workmanship warranty for peace of mind.
